Revolutionising the TFM Model
Setting the scene
AWA first worked with Infineum, a world leader in the formulation, manufacturing and marketing of petroleum additives for lubricants and fuels, in 1999 – the year the company officially launched. The initial project saw us support the company in defining and delivering an outsourced Total Facilities Management (TFM) model in Oxfordshire. In 2016, Infineum decided to review this original model to scope how it could be refreshed, and it was at this point that AWA’s second workplace project began. Working with the team and using our existing extensive knowledge of the company, we were able to evaluate the effectiveness of its FM model.
The ChallengeIt was necessary to determine whether the original FM model was still fit for purpose. This required multiple conversations with key staff at Infineum and its service provider. A key challenge was forming strong relationships, establishing trust and respect between both parties, helping to further understand and rectify the underlying issues.
Our team of workplace management experts conducted a series of interviews with key employees from both Infineum and the TFM provider. As a result of these initial engagements, a clear picture of the relationship began to emerge. Although it was evident that both Infineum and its TFM provider were eager to see things improve, a number of issues came to light.
AWA consolidated the information gathered into a business report for Infineum, that reviewed the organisation and its contracting model. We then offered strategic advice, proposing a new model that allowed for a higher degree of commercial control and off-site supplier support.
TThe success of this project was enabled by the use of The Workplace Management Framework. The framework provides a structure for the development and assessment of best practice in the management of the workplace. It is designed to be applied to all types of workplaces, aiming to bring together FM with specific sectors, including corporate real estate and security.
